Anti-icing beats de-icing, and it isn't close
De-icing is what you do after the snow has already bonded to the pavement. Anti-icing is getting there first — and it takes less salt, less time, and fewer passes to do it.
Dry salt has to become brine before it does anything
Rock salt doesn't lower the freezing point as a solid. It has to dissolve first, which means it needs moisture and time. Spread it on cold dry pavement ahead of a storm and a good share of it bounces into the grass or gets blown off by traffic before it ever gets wet. Brine is already dissolved — it's working the moment it lands.
Anti-icing prevents a bond; de-icing has to break one
Applied to dry pavement before the storm, brine leaves a salt film that stops snow bonding to the surface. What falls stays loose and pushes off. Once that bond has formed you're melting your way back down through it, which takes more material and more passes than preventing it took.
It stops working before it stops freezing
Salt and water reach their lowest freezing point at a 23.3% concentration — about -6°F. That's chemistry, not a product claim. But the practical floor is well above it: as pavement temperatures drop through the teens, straight salt brine gets slow enough that most crews switch to a blend or a different chloride. Anyone who tells you salt brine is a below-zero answer is selling you something.
When to put it down
Generally a few hours to a couple of days before the storm, on dry pavement. The water evaporates and leaves a salt film behind, so an application can sit for a day and still be working when the snow starts.
The one thing not to do is spray into rain. It washes off, and you have spent material on nothing. If the forecast turns to rain first, wait for it to pass and treat behind it.
How much
Published guidance from state DOT winter-maintenance programs commonly starts around 30–50 gallons per lane mile, or roughly 0.75 to 1 gallon per 1,000 square feet of parking lot.
